One city, two electric utilities

This is the local detail most likely to be missed. According to the city’s FAQ, Mission Viejo is generally served by Southern California Edison north of La Paz Road and by San Diego Gas and Electric south of it, and the monthly bill confirms which one applies.

Both utilities may shut off power during dangerous fire weather, a measure called a public safety power shutoff, and both send warnings ahead of time: see SCE’s shutoff page and SDG&E’s. An office with two locations in the city could be on two different alert systems. Sign up with the correct utility, and put the modem, router, and network switch on a battery backup so a brief outage does not take phones and card processing down with it.

Internet service in Mission Viejo

The city’s television channel, MVTV, is carried on Cox and on AT&T U-verse, which confirms both wired networks operate in the city. The Cox system now does business as Spectrum following the 2026 merger with Charter, so expect the name on bills and trucks to change. AT&T business fiber offers equal upload and download speeds where it is available, which helps offices that send large imaging files or run cloud backups, but it does not reach every address. Verizon sells 5G and LTE business internet that can serve as a main line for a small shop or as a backup for a larger office. Availability varies by address, and sometimes by building within the same center.

Opening or moving: the order that avoids delays

1. Check internet availability at the exact suite address before signing the lease.
2. Order service as soon as the lease is signed and get the install date in writing.
3. Test and label the existing network jacks while the suite is empty.
4. Apply for the city’s Certificate of Occupancy. Mission Viejo does not require a business license, but every new business needs this certificate from Building Services.
