Business IT services in Laguna Hills.

Laguna Hills is a compact city, and most of its commercial space sits in two places: the medical and office district around MemorialCare Saddleback Medical Center, and the retail and service centers along El Toro Road near Interstate 5. Coastal Growth Co. is based in Laguna Hills, so on-site work here involves very little travel. The useful questions are about the building itself: what internet reaches the suite, who controls the wiring, and what the city expects before the doors open.

The medical district around Saddleback Medical Center

Saddleback Medical Center is at 24451 Health Center Drive, and medical office buildings cluster on Health Center Drive and the streets around it. A practice taking a suite in one of these multi-tenant buildings should check a few things before ordering anything:

• The telecom room. Internet service enters the building at one point and is extended to each suite. Ask where that room is, who holds the key, and whether the landlord requires its own contractor for cabling between the room and the suite.
• Existing cabling. A previous tenant’s wall jacks may or may not work. Test and label them before move-in, while the suite is still empty and a dead jack is easy to fix.
• Vendor requirements. Practice management and imaging vendors publish network and workstation requirements. Get them in writing before buying computers or a router.

The former Laguna Hills Mall site

The enclosed Laguna Hills Mall closed at the end of 2018 and has since been demolished. The property is planned as the Village at Laguna Hills. The city approved the original project in March 2022, the developer later applied to modify it, and a joint City Council and Planning Agency public hearing on the revised plan took place in July 2026, according to the city’s project page. The developer’s description of the revised plan removes the office component and lists housing, about 165,000 square feet of retail, and two hotels.

For a business in one of the neighboring centers, the practical point is that a large construction project next door can run for years. Nearby utility and street work is one reason to have a second internet connection, covered below.

Internet service and a backup line

Two wired networks cover most of South Orange County: the cable system built by Cox, which now operates as Spectrum after the 2026 merger with Charter, and AT&T, whose business fiber reaches some addresses and not others. Availability varies by address. The FCC National Broadband Map shows which providers report service at a location, and each provider’s own address checker is the final word.

An office that takes card payments, runs cloud practice software, or uses internet-based phones should consider a second connection from a different network, such as 5G or LTE business internet from Verizon. A router with two internet ports can switch to the backup automatically. AT&T notes that the 5G backup bundled with some of its fiber plans does not work during a power loss, so a small battery backup for the modem and router is part of the same plan. City paperwork: a certificate, not a license

Laguna Hills does not issue business licenses. Instead, every business in the city needs a Certificate of Use and Occupancy before it starts operating, and again when it changes ownership or name, relocates, or modifies its space. This matters for IT timing: schedule cabling, internet installation, and equipment delivery around the inspection and move-in dates. Order internet service early, and ask the provider for the install date in writing before giving notice at a current location.
