Before signing: four questions for the property manager

1. Which internet carriers already have equipment in the building’s telecom room?
2. Does work in the riser (the vertical pathway that carries cable between floors) require the building’s approved contractor, and is there a fee?
3. What insurance paperwork do outside vendors need before they can work on site?
4. Can wireless access points and cameras be mounted to the ceiling grid, and who patches the ceiling afterward?

Once the lease is signed: order internet first

Installation dates depend on the carrier and on building access, which makes the circuit the item most likely to delay a move. The realistic options to check:

• Cable. The cable network built by Cox now operates as Spectrum, after Charter completed its acquisition of Cox in August 2026.
• AT&T Business Fiber. Sold address by address. Plans of 1 gigabit and up include a built-in wireless backup, which AT&T notes does not work during a power loss.
• GFiber Webpass. A rooftop wireless link shared through the building’s wiring, offered to apartments, condos, and businesses in select cities including Irvine.
• Cellular. Verizon sells 5G and LTE business internet where coverage allows, useful as a second line.

Irvine Company’s own publication credits decades of pre-installed underground conduit for how quickly providers have extended fiber in the city. That makes multiple carriers more likely in a given building, never certain. The FCC National Broadband Map lists what each provider reports at a specific address.

A second connection on a different technology (fiber plus cable, or cable plus cellular) keeps phones, card payments, and cloud software working when the main line fails. It matters most for offices running internet-based phone systems.

The weeks before move-in

• Test and label every wall jack while the suite is empty.
