Aliso Viejo was planned around its business district. Pacific Park, a centrally located business park and town center of roughly 900 acres, was laid out so that offices, shops, and homes sit close together, and the city that grew around it incorporated in 2001. For a small business, that usually means leasing a suite in a multi-tenant office building that someone else owns and manages. Most of the IT decisions that are hard to undo get made in the few weeks around that lease. Questions for the property manager

Ask these before signing, and get the answers in writing:

• Which internet providers already have service in the building, and is any of it fiber?
• Where is the telecom room (the shared room where outside lines enter), who holds the key, and how much notice is needed for access?
• Who is responsible for cabling between the telecom room and the suite, and must an approved contractor do it?
• Is there space in the suite for a small network cabinet with power and ventilation?
• Are tenants allowed to mount Wi-Fi access points in the ceiling, install cameras at the suite entrance, or add a door access reader?
• Does the building have any shared Wi-Fi or shared internet? If so, plan on a private connection with its own firewall instead, which keeps company traffic separate from other tenants.

Getting the internet order right

Check the exact suite. The city’s meeting broadcast listing names Cox and AT&T U-verse, which confirms both wired networks are present in Aliso Viejo. The Cox network now operates as Spectrum after the 2026 merger with Charter. Availability still varies by address and by building, so run the suite address through each provider’s checker and the FCC National Broadband Map.

Add a second path. AT&T business fiber includes an automatic 5G backup on some of its faster plans, and notes that the backup does not work during a power loss and does not carry static IP addresses or VoIP phone service. Verizon sells 5G and LTE business internet that can play the same role on any primary line. Either way, a battery backup for the modem and firewall belongs in the plan.

Order early. Get the install date in writing before giving notice at the current office.

Accounts and data for a professional office

For an office whose work revolves around client files (finance, legal, insurance, design, healthcare administration), the setup that protects that work is not exotic:

1. Business email and file storage on Microsoft 365 or Google Workspace, with every account owned by the company and not by an individual.

Working from home in Aliso Viejo

The city treats home-based businesses differently from commercial tenants. According to the city’s Business Registration page, home-based businesses do not need to register, must follow the home occupation rules in the municipal code, and may not involve customers visiting the residence in person. Check any homeowner association rules before mounting equipment outdoors. A practical home setup is a work network separated from the household network, company-owned accounts, and a backup of the main computer.

City paperwork for a commercial suite

Aliso Viejo has no business license program. A Business Registration form is required for a new business in a commercial tenant space, for a change of ownership, and for a change of business name. The city issues a Certificate of Occupancy only for new construction or a change in use.
